Purchase Options

Option 1 - Split Rental Income
- We erect the building at our expense
- We enter into a lease on the site with you for a term of 20 years at a peppercorn rent
- You are paid a percentage of the net rental income. This would start at 25% for the first five years and increase over the 20 year lease period
- At the expiration of the lease term, we have the option to renew the lease for a term to be agreed, with the rental income divided on a 50/50 basis. Alternatively, you would have the option to purchase the building at the current market value

Option 2 - Customer Receives Entire Rental Income
- We erect the building at our expense on your site
- You enter into a 15 year lease on the site with us at a market derived rent
- You receive the entire rental income from the building
- At the end of the lease term, ownership of the building transfers to you at the current market value
Note: For an additional rental cost of £0.50 per ft² an AirLift can be installed into each individual hangar and this would allow two aircraft to be stored in one hangar (please see Airlift page for details)
Option 3 - Loan to Finance
- You purchase the building with the benefit of our finance package
- A 25% deposit is required and the balance of the purchase price to be spread over five - ten years
Option 4 - Customer Receives Ground Rent
- We enter into a 20 year lease for the site from the customer
- We erect the building at our expense
- We receive the entire rental income from the building
- We pay you a percentege of the gross income
- At the end of the lease term, ownership of the building transfers to you
Option 5 - Customer Recovers Outlay ("T" Hangar only)
- You purchase the building from us and receive all the rental income
- You may choose to sell off or lease up to three units to investor(s) or user(s) at a discount to the open market rental price
- The customer can then recover their entire initial outlay and still receive the income from the remaining seven units
Option 6 - Form a Consortium ("T" Hangar only)
- We erect the building on the airfield at our expense
- A consortium (users) rent the building from us for 15 years at a rental charge to be agreed
- After the 15 year period has expired, the ownership of the building transfers to the consortium
In our experience hangar rental charges range from £100 - £250 per week
All of the above options can be customised to accommodate any building from Universal Building Systems Plc (subject to credit status)
